Monthly Sector Summary     During April, the year-to-date Shopping Center sector price performance rose to a loss of 5.92% from March's loss of 8.46%. 05 FFO growth estimates ended April with a rise of to 0.17% vs March's rise of 0.27%. Yields fell 15 basis points to 5.35% from March's 5.50%.
    The year-to-date Mall sector price performance rose to a loss of 1.86% from March's loss of 10.34%. 05 FFO growth estimates ended April with a rise of to 2.01% vs March's rise of 1.87%. Yields fell 42 basis points to 4.57% from March's 4.99%.
    The year-to-date Health Care sector price performance rose to a loss of 5.76% from March's loss of 11.43%. 05 FFO growth estimates ended April with a fall of to 0.82% vs March's fall of 1.42%. Yields fell 41 basis points to 6.58% from March's 6.99%.
    The year-to-date Office sector price performance rose to a loss of 5.15% from March's loss of 6.95%. 05 FFO growth estimates ended April with a fall to -3.56% vs March's fall of -3.35%. Yields fell 6 basis points to 5.90% from March's 5.96%.
    The year-to-date Industrial sector price performance rose to a loss of 6.77% from March's loss of 8.96%. 05 FFO growth estimates ended April with a rise of to 0.03% vs March's rise of 0.10%. Yields fell 11 basis points to 4.81% from March's 4.92%.
    The year-to-date Apartment sector price performance rose to a loss of 5.29% from March's loss of 10.60%. 05 FFO growth estimates ended April with a fall to -0.51% vs March's fall of -0.85%. Yields fell 32 basis points to 5.51% from March's 5.83%.
    In the three other equity income segments followed by this site, Pipeline MLPs were up 4.67% year-to-date [vs being up 2.21% at March's end] and had a distribution yield of 5.98% [vs 6.07% in March] - a fall of 9 basis points. Large-cap banks rose to a loss of 6.13% from March's loss of 7.30% and yields fell 2 basis points to 3.59% from March's 3.61%. Mid-cap banks were the only segment to lose money in April, falling to a year to date loss of 8.85% [vs March's loss of 7.85%] and yields ended at 3.67% [vs March's 3.58% - a rise of 9 basis points]. The ten year treasury ended the month at 4.20% [vs 4.50% on 3-31 - a fall of 30 basis points] after reaching a low of 4.17%.
    The average return for all REIT sectors is -5.12%. The average return of cap weighted indexes is only -2.24% [using the return of ETF RWR - NaREITs show the year to date return of its equity REIT index at -3.52% - and its Mortgage REIT index at -13.79%]. Why the difference between this site's figures and the others? Because large caps this year have noticably outperformed. Examples: BXP, EOP, GGP, SPG, and VNO all have positive returns this year. These five REITs, all among the top ten largest cap REITs, together make up 21.83% of the market cap of the RWR, but are only 6% of the 84 REITs followed by this site.
