On 12-07 Merrill Lynch raises Weingarten [WRI] to buy from Neutral. Merrill Lynch said while valuation is the main reason for the upgrade, the real estate investment trust's shift in its external growth strategy makes the story more compelling. The brokerage said the company has begun to focus on building its development pipeline and improving the quality of the portfolio by repositioning assets. On 11-02 Friedman Billings Downgraded FMP from Outperform to Market Perform. On 11-03 Stifel Nicolaus Downgraded PEI to Buy from Hold. On 11-06 Deutsche Securities Downgraded CBL from Buy to Hold. On 11-07 RBC Capital Downgraded GGP from Sector Perform to Underperform. On 11-22 Citigroup Initiated coverage of KRG at Hold and also initiated coverage of EPR at Hold. On 11-21 Cantor Fitzgerald Initiated coverage of O at Hold and FRT at Buy. Dividend Increases On 12-04 Acadia announced that its Board of Trustees has approved a $0.06 increase in its dividend on an annualized basis from $0.74 to $0.80. On 12-07 Taubman Centers [TCO] declared a regular quarterly dividend of $0.375 per share of common stock, an increase of 23.0 percent. This represents Taubman Centers' eleventh consecutive annual common dividend increase. The common dividend, which equates to an annual rate of $1.50 per share compared with a previous annual rate of $1.22 per share, is payable January 19, 2007 to shareholders of record on December 29, 2006. On 11-30 DDR announced its intention to increase its quarterly 2007 common share dividend to $0.66 per share, which is 11.9% higher than the quarterly common share dividend of $0.59 per share paid by Developers Diversified in 2006.
